How we are compensated

In most cases, our services are provided at no direct cost to you because the lender pays a placement (finder’s) fee when your mortgage funds. Compensation can vary by lender and product, which could create a potential conflict of interest. We are committed to recommending the mortgage that best suits your needs regardless of compensation, and we will disclose any fees payable by you, in writing, before you commit to a mortgage.

Lender relationships

We are an independent mortgage agent and work with a wide range of banks, credit unions, monoline lenders, and alternative lenders. We are not owned by, and do not act exclusively for, any single lender. The lenders we present depend on your qualifications, the product features, and your stated goals.

Any rates, terms, or products referenced on this website are for general information only, are not an offer or commitment to lend, and are subject to change without notice. Advertised or sample rates may require specific qualifications and may not be available to all applicants. Your actual rate and terms are determined by the lender at the time of approval.

Approval and qualification

All mortgages are subject to lender approval and underwriting criteria (O.A.C. — on approved credit). Approval depends on factors including credit history, income, debt servicing, down payment, and the property. Not all applicants will qualify, and a pre-approval is not a final mortgage approval or a guarantee of financing.
