For the vast majority of clients my services are completely free — I’m compensated by the lender once your mortgage funds. I’ll always disclose any situation where a fee could apply before you commit to anything.

Most pre-approvals are completed within 24–48 hours of receiving your documents. Simple files can often be turned around the same day.

Absolutely. I work with lenders who specialize in self-employed and business-for-self income, including stated-income and bank-statement programs.

Yes. There are dedicated newcomer programs that accept limited Canadian credit history. I’ll match you with lenders who understand your situation.

A renewal keeps your mortgage with your current lender, while a switch moves it to a new lender — often for a better rate or terms. I’ll compare both so you don’t leave money on the table.

It depends on your risk tolerance, plans for the property, and the current rate environment. I’ll walk you through the trade-offs so you can make a confident, informed choice.

Typically proof of income, ID, down payment confirmation, and details on the property. See my Document Checklist for a full, situation-specific list.
