Gathering these ahead of time makes your approval faster and smoother. Not sure what applies to you? I’ll tell you exactly what’s needed for your situation.
Identification
- Government-issued photo ID (driver’s licence or passport)
- Social Insurance Number
- Date of birth and current address history
Proof of income (employed)
- Recent pay stubs (last 2)
- Letter of employment stating role, salary, and tenure
- T4 slips for the last 2 years
- Notice of Assessment (NOA) for the last 2 years
Proof of income (self-employed)
- T1 Generals and NOAs for the last 2 years
- Business financial statements or bank statements
- Business registration or articles of incorporation
- GST/HST returns (if applicable)
Down payment & assets
- 90-day history of bank/investment accounts
- Gift letter (if any funds are gifted)
- RRSP statements (for the Home Buyers’ Plan)
- Proof of sale if using equity from another property
Property details
- Accepted Agreement of Purchase and Sale
- MLS listing for the property
- Property tax and condo fee information (if applicable)
- Details of your lawyer / notary
New to Canada
- Work or study permit / PR documentation
- Proof of landing or immigration status
- International credit reference (if available)
- Reference letter from a recognized financial institution
